Once you can do 10 bodyweight pull-ups, start adding 10 lb to the belt. Keep training like usual.
Once you can do 10 reps with the 10lb added, switch to a 25, repeat. Once that gets easy, use a 45. Keep adding weight as you get stronger and stronger at pull-ups.

those are expensive and large for something you can only do a handful exercises on, better get a power rack with dip attachment
If you have a door that fits it it's great. I'm pretty happy that my door where I recently moved fits it. Now I can do pullups at the gym and home.
